Start with what a remodel costs
The closest thing to a local benchmark is the Cost vs Value report from the Journal of Light Construction, which prices the same kitchen jobs in each market every year. Its minor remodel keeps the cabinet boxes and puts new shaker-style fronts on them, with new laminate counters, a new sink, new appliances and new flooring, in a 200-square-foot kitchen. Its major remodels replace the cabinets as well.
| Scope | Denver, 2024 | Mountain, 2025 |
|---|---|---|
| Minor remodel, midrange | $25,898 | $28,490 |
| Major remodel, midrange | $79,702 | $81,538 |
| Major remodel, upscale | $154,027 | $159,439 |
Nearly all of the gap between the first two rows is what happens to the cabinets. Keeping the boxes brought the Denver job to about a third of the price of replacing them. For a line-by-line breakdown, read what a kitchen remodel costs in Aurora.
A small kitchen changes the arithmetic less than people hope, because most of the cost scales with length, not floor area. Fixr counts a kitchen under 150 square feet as having 16 to 25 linear feet of cabinets, against 25 to 30 for one up to 250 square feet, and HomeGuide puts countertop area at 20 to 30 square feet in a small kitchen and 30 to 40 in an average one. A small kitchen remodel in Aurora is cheaper, but it isn't proportionally cheaper, and a new range or sink costs the same in a small room as in a big one.
Almost every decision in a remodel follows from one question: how much of the kitchen stays. Answer it first and the rest narrows quickly. These three scopes each keep something, and each has a page that explains what it replaces, what it costs and where it stops making sense.
Three checks usually settle it. Open the cabinet under the sink: a swollen or soft floor in there means the boxes are on their way out, and refacing them would be money spent on a failing frame. Ask whether anything needs to move, because a sink, range or wall in a new place means new cabinets at the least. Then look at the counters on their own. If the cabinets are fine and the laminate or tile is what dates the room, the countertop page is the one to read first.

The boxes themselves are failing or the layout is changing, so the cabinets come out and new ones go in.

Countertops in AuroraWhen nothing stays, the drawing fills in: new boxes, new doors and drawer fronts, a new countertop and a new backsplash. The appliances are left out of it on purpose, because they are a separate decision and a newer fridge or range can stay through a full remodel.
A full renovation is also the only scope where the layout can change, and that is where the work reaches behind the walls. The City of Aurora's homeowner handbook says replacing cabinets, countertops, sinks and appliances usually needs no permit. Moving a sink, switching a stove from gas to electric, or installing a new range or exhaust hood does, and so does any work that changes the wiring or plumbing inside a wall.
Flooring is the other surface a full remodel tends to pull in. If the new cabinets sit on a different footprint from the old ones, the floor that was hidden under the old boxes shows, so decide about the floor at the same time as the layout.
Half of Aurora's homes were built before 1985 and half after, according to the Census Bureau's latest five-year survey. A kitchen in a house at that midpoint is about forty years old if nobody has redone it.
The age of a house doesn't choose the scope for you. A 1970s kitchen that was redone in 2005 is a different job from a 1995 kitchen still wearing its original cabinets. What the date does tell you is which questions to ask first: what the cabinet boxes are built from, whether the countertop is the original one, and whether anyone has already opened the walls.
Close to two thirds of occupied homes in Aurora are lived in by their owners. If you rent, a remodel is your landlord's decision before it is anyone else's.
| Aurora housing | Value |
|---|---|
| Housing units | 150,242 |
| Median year built | 1985 |
| Built before 1980 | 37.8% |
| Built 1980 to 1999 | 34.2% |
| Built 2000 or later | 28.0% |
| Occupied homes lived in by the owner | 63.3% |
Usually the cabinets. Bob Vila's kitchen remodel cost guide says cabinets and their hardware typically take about 40 percent of the budget. That is why the scope question comes first: a job that keeps the cabinet boxes takes the largest line out of the budget before anything else is decided.
Not the whole kitchen, but one scope can fit. Fixr puts professional cabinet painting at $2,500 to $6,500 for an average kitchen, refacing the cabinets in a small kitchen at $4,400 to $6,875, and an average countertop replacement at $3,000. The three scope pages explain what each of those keeps and replaces.
For a scope that keeps the cabinet boxes, the published figures say yes. Cost vs Value priced its minor kitchen remodel at $25,898 in Denver for 2024 and $28,490 across the Mountain region for 2025. For a job that replaces the cabinets it falls well short: the same report put a midrange major remodel at $79,702 in Denver. Houzz's 2025 kitchen study found a national median, as of mid-2024, of $20,000 for a minor remodel.
No published source gives a statewide or Aurora-only average. The closest local figure is Cost vs Value's Denver report: $25,898 for a minor midrange remodel, $79,702 for a major midrange one and $154,027 for a major upscale one, all for 2024. The guide to what a kitchen remodel costs in Aurora takes the budget apart line by line.
